What are my renter's rights in Texas, and how can I break my lease?

There are no smoke alarms anywhere in the house, no fire extinguisher and several cracked windows. The tub constantly drips ALOT, so much that there is constant rust stain from the water and mildew smell. Also, it is a duplex and the other person is loud, rude and has destroyed some of my personal property (bird house, water hose, garden decorations). I am tired of dealing with this, I am not trying to screw over my landlord but I can't live like this. I signed a year lease and it's only been about 5 months (almost 6). What steps can I take to break my lease early?
